Terms of Service

1.Acceptance

By accessing or using earlyflat (the "Service") at earlyflat.com, you agree to these Terms of Service and to our Privacy Policy. If you do not agree, do not use the Service. You must be at least 18 years old to use the Service.

2.What earlyflat is (and is not)

earlyflat is an information aggregator that collects, deduplicates, and displays property rental and sale listings for Dubai from public and third-party sources, with added features such as a trust score, price history, neighborhood analytics, and alerts.

earlyflat is not a real estate broker, agent, or party to any transaction. We do not list our own properties, do not represent buyers, sellers, landlords, or tenants, do not arrange viewings or contracts, and do not receive commission on any property transaction. Any dealings you enter into with a listing's owner, agent, or a third-party platform are solely between you and that party.

3.Accuracy of data — important disclaimer

Listing data (including prices, availability, photos, descriptions, and characteristics) originates from external sources and is provided "as is" and "as available". We do not guarantee that any information is accurate, current, complete, or free of errors, and listings may be outdated, duplicated, or removed.

The trust score, "possible bait price" and similar signals are automated, estimative heuristics intended as guidance only — not a verification, valuation, or guarantee. Transaction data (e.g. from the Dubai Land Department) is provided for reference. You are responsible for independently verifying any information before making decisions. To the maximum extent permitted by law, earlyflat is not liable for decisions made in reliance on the data.

4.Accounts

You are responsible for the security of your account and for activity under it. We use passwordless email login and/or Google sign-in. We may suspend or terminate accounts that violate these Terms, abuse the Service, or attempt to circumvent limits (e.g. multiple trials, disposable emails, automated access).

5.Subscriptions, pricing, and billing

The Service offers a free tier and a paid Premium subscription unlocking full access (full feed without delay, contacts, price history, alerts). A time-limited trial may be offered once per account.

Payments are processed by Paddle, which acts as the Merchant of Record and seller of record for your purchase; your transaction is also subject to Paddle's Buyer Terms. Paddle handles billing, applicable taxes, and payment methods.

Currency notice: subscription prices are displayed on our pricing page in AED for reference, but because our payment processor does not support AED, the actual charge is made in USD at a fixed conversion rate (currently 1 USD = 3.6725 AED). The USD amount is shown at checkout. Your bank may apply its own conversion for non-USD cards.

Subscriptions renew automatically each billing period until cancelled. Prices may change with notice; changes apply to subsequent periods.

6.Cancellation & refund policy

You may cancel your subscription at any time from your account settings. On cancellation, your Premium access continues until the end of the current paid period, after which the account reverts to the free tier. We do not provide prorated refunds for partial periods unless required by applicable law.

Because Paddle is the Merchant of Record, refund and chargeback handling is also governed by Paddle's buyer terms. Refund requests may be submitted to support@earlyflat.com or via the receipt provided by Paddle. [REFUND WINDOW AND CONDITIONS — TO BE COMPLETED]

7.Acceptable use

You agree not to: use the Service unlawfully; scrape, crawl, or bulk-extract our content or data by automated means; resell or redistribute our data; interfere with or overload the Service; circumvent access controls, roles, or the paywall; upload unlawful, infringing, misleading, or abusive content; or impersonate others.

8.User content (community discussions)

You retain ownership of content you post (e.g. neighborhood comments) but grant us a non-exclusive license to display and moderate it within the Service. You are responsible for your content and must not post unlawful, defamatory, infringing, or spam content. We may hide, edit, or remove content and are not liable for user-generated content.

9.Intellectual property

The Service, its software, design, and aggregated presentation are owned by earlyflat or its licensors. Third-party listing data and trademarks belong to their respective owners. Dubai Land Department data is used under the applicable Dubai open data license with attribution.

10.Third-party links and platforms

The Service may link to or reference third-party platforms (e.g. Bayut, Property Finder, Dubizzle). We are not responsible for their content, availability, terms, or practices.

11.Disclaimers & limitation of liability

The Service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, earlyflat is not liable for any indirect, incidental, or consequential damages, or for losses arising from reliance on listing data, trust signals, or Service availability. Our total aggregate liability, where liability cannot be excluded, is limited to the amount you paid us in the [12] months preceding the claim.

12.Termination

We may suspend or terminate access for breach of these Terms or misuse. You may stop using the Service and delete your account at any time.

13.Changes to these Terms

We may update these Terms; material changes will be posted here with an updated date. Continued use after changes constitutes acceptance.

14.Governing law & disputes

These Terms are governed by the laws of [GOVERNING LAW], and disputes are subject to the courts of [COMPETENT COURTS].
